When can I apply for a Home Start loan?

Applications can be submitted to participating banks from 1 September 2025. The government decree allows contracts to be concluded from that date.

What is the maximum loan amount, term and interest?

Up to HUF 50 000 000, maximum term of 25 years, with a fixed interest rate of 3% for the whole period. The interest rate remains unchanged throughout the entire term.

Are there age, marriage or childbearing requirements?

There is no upper age limit, but only adult applicants (over 18) can apply. Marriage is not a condition for the loan, nor is having children.

I have an apartment, can I get a loan?

To apply, you must not have owned your own home in the last 10 years. Exception:

  • property worth up to HUF 15 million,

  • up to 50% partial ownership,

  • the usufructuary's property where the beneficiary lives,

  • property subject to demolition.

What is the "first home" rule for married couples?

In the case of a joint application, it is sufficient if one of the parties meets the "first home" condition. In the case of life partners, both parties must meet the conditions separately.

What kind of employment or legal status is required?

You must have at least 2 years of continuous social security (TB) with a maximum of 30 days of interruption. Public employment is not included. Hungarian social security status, full-time studies, studies abroad (with a naturalisable diploma) or foreign insurance under certain conditions are acceptable.

What property can be bought or built?

New or second-hand dwellings or single-family houses. Cannot be used to purchase a holiday home, garage, business premises or land on its own. A new dwelling is a property purchased from a contractor as a first sale.

Is there a limit to the value of the property?

Yes:

  • up to HUF 100 million gross for a dwelling,

  • up to HUF 150 million gross for a detached house,

  • the unit cost of construction must not exceed HUF 1,5 million/m².

How much equity is required?

You need at least 10% own resources. The bank will lend a maximum of 90% of the purchase price, but they may ask for a higher amount based on their own credit assessment.

Can it be combined with other aid?

Yes, there is no prohibition to use the CSOK Plus, Village CSOK, Babaváró or Market Housing Loan together. In practice, bank conditions may affect the combinability.

What other staff conditions are there?

No criminal record and no public debt. For debts over HUF 5000, you have 14 days to settle them, otherwise your application will be rejected.

What cannot the loan be used for?

It cannot be used to redeem a previous loan, settle debts or bridge a savings and loan scheme. Can only be used for new housing (purchase, construction).

What fees can the bank charge?

The total start-up costs can be up to HUF 30 000 (valuation and on-site inspection fees are separate). For early or final repayment, a maximum fee of 1% may be charged.

How many times can I apply for the scheme?

A claimant can only claim once, even if they have already repaid the full amount.
